Lincoln's older housing stock is prone to rising damp, penetrating damp and condensation. Here's how to tell them apart — and what each one actually costs to fix.
Damp is the most over-diagnosed and most over-treated issue in older Lincoln homes. A meaningful percentage of the 'rising damp' jobs we're asked to quote on turn out to be condensation or a blocked gutter. Get the diagnosis right first.
The three damp types
Rising damp
Moisture rising up walls from the ground. Real but rare — most post-1900 homes have a working DPC. Treatment: chemical DPC injection and salt-retardant render. £80–£120 per metre run.
Penetrating damp
Water getting in from outside — failed pointing, cracked render, missing flashing, blocked gutter. Treatment: fix the source first. Don't spray the inside.
Condensation
Warm moist air meeting cold surfaces. The most common 'damp' in Lincoln. Treatment: extractor fans, PIV unit, insulation, lifestyle changes. £400–£1,800 depending on scope.
How we diagnose
Moisture meter, hygrometer, visual inspection, written report. We charge £120 for the survey and refund it against any treatment we carry out — so there's no incentive to over-treat.
