Permitted development — usually no planning needed

When you DO need planning permission
- Side-facing dormers (almost always)
- Front-facing alterations visible from the highway
- Properties on designated land (Conservation Area, AONB) — much of central Lincoln
- Listed buildings (Listed Building Consent regardless of volume)
- Where permitted development rights have been removed by an Article 4 direction
Building Control — always required
Planning permission is separate from Building Control. Even a loft conversion that doesn't need planning still needs full Building Control sign-off for structure, fire escape, insulation and staircase.
